Commercial real estate outbound
Pre-leasing 68 percent of a commercial tower before completion
A developer with 1.2 million square feet coming to market relied on brokers who brought the same tenants to every building. We built a direct outbound engine to corporate real estate heads, GCC expansion leaders and facilities directors, and the leasing team pre-let most of the tower before the occupancy certificate.

Fees avoided on tenants sourced without an intermediary.
The bottlenecks
Bottleneck 1
Broker-dependent pipeline
Brokers controlled tenant relationships and fees. The developer had no direct line to the occupiers who would decide in the next 18 months.
Bottleneck 2
Expansion decisions happen quietly
Global capability centres and IT firms plan space 12 to 24 months ahead inside corporate real estate teams. By the time a requirement reached brokers, shortlists were set.
Bottleneck 3
Leasing team worked inbound only
Site visits came from signage and portals. Nobody was calling tenants whose leases ended in the building next door.
What we built
Step 1
Occupier intelligence list
We mapped companies with leases expiring in the micro-market, GCCs announcing headcount growth, and firms whose job postings pointed to the city, then identified the real estate and facilities decision-makers at each.
Step 2
Sequences by occupier type
GCC leaders heard about talent catchment and build-to-suit flexibility. IT services firms heard about floor-plate efficiency and seat cost. Flex operators heard about anchor terms. Every email referenced the specific trigger.
Step 3
Site visit booking with a brief
Replies were qualified by our team on headcount, timing and budget, then booked as site visits with a one-page brief for the leasing director.
Step 4
CRM and broker coordination
Every direct conversation was logged in the CRM with source attribution, so broker-introduced and direct tenants were tracked without channel conflict.
The automation workflow
Occupier outbound to site visit
Lease expiry and expansion signals to leasing meetings
Questions clients ask about this engagement
Did this damage broker relationships?
No. Brokers kept their introduced tenants and fees. Direct outbound targeted occupiers brokers had not brought, and attribution rules were agreed up front.
Can this work for residential?
For bulk and corporate leasing yes. For individual homebuyers the motion is different; see the AI enquiry qualification case study.

AI enquiry handling
Every property enquiry answered and qualified in under two minutes
Enquiries from portals, the website and WhatsApp were answered hours later by whichever agent was free. We built an AI enquiry agent that replies instantly in the buyer's language, qualifies budget and timeline, and books viewings into the right agent's calendar.

Design automation
From client brief to 2D plan and 3D render without a designer touching it
Designers spent the first days of every project redrawing plans and producing concept renders before the client had even committed. We automated the path from brief and measurements to 2D floor plan and first 3D concept, so the studio could pitch in hours and reserve designers for the work clients pay for.

Property operations automation
Maintenance requests triaged, dispatched and closed without a coordinator
Six thousand tenants sent maintenance requests by email, phone, WhatsApp and a portal nobody liked. Three coordinators spent their days asking for photos, calling tradespeople and chasing invoices. We built an AI agent that triages every request, dispatches the right contractor, and keeps the tenant and owner informed until the job is closed.

Revenue operations for brokerages
A brokerage CRM that updates itself, and agents who finally use it
A fast-growing brokerage had 120 agents, a CRM nobody updated, and no idea which marketing spend produced closings. We rebuilt the revenue operations layer so the CRM fills itself from calls, WhatsApp and portals, and management sees a pipeline they can trust.
